Stockholm Ports owns and manages an extensive inventory of buildings of various ages and designs – from historically interesting buildings to modern ferry terminals.
We Are Now Seeking a Driven and Committed Property Manager with an Interest in Long-Term Management, Who Wants to Take Responsibility for Our Buildings from a Lifecycle Perspective. The Focus is on Identifying Facility Status, Developing Long-Term Maintenance Plans, and Planning and Implementing Preventive Maintenance Measures.
Your Role
You Will Be Responsible for Managing Stockholm Ports' Buildings from a Long-Term Perspective. Your Task is to Ensure That Stockholm Ports' Buildings Meet and Develop with the Organization's Needs Over Time.
You Will Work Closely with the Existing Technical Property Manager Responsible for Operational Management. Together, You Will Create Optimal Management from a Holistic Perspective.
You Will:
- Identify Facility Status through Inspections, Inventories, and Error Statistics
- Develop Long-Term Maintenance Plans
- Plan, Order, Drive, and Follow Up Preventive Maintenance Measures and Minor Projects
- Serve as Project Owner for Property-Related Projects
- Be Responsible for the Associated Maintenance Budget
- Develop Maintenance Work Regarding Status Identification and Activity Planning
- Update Facility Data and Maintenance Activities in the Maintenance System
- Review Documentation from Maintenance Work and Projects
- Be Technically Competent and Set Requirements for Maintenance Work and Projects

You Will Be Part of a Team of Facility Managers Working Closely with Facility Operations and Project Managers. The Technical Management Unit is Organizationally Located in the Company's Technical and Project Department, Which is a Procurement Organization with 15 Employees and a Number of Consultants. The Unit is the Hub of the Department and Organizes Technical Managers and Maintenance Engineers in Various Technical Areas Such as Marine Facilities, Electricity, Land & Water, and Buildings. You Will Report to the Head of Technical Management.
Your Workplace is in Stockholm, But You Will Also Be Responsible for Facilities in Kapellskär Port and Nynäshamn Ports. Travel Between Port Facilities is Frequent.
You and Your Colleagues Will Be Situated in an Activity-Based Office with Sea View in Värtahamnen, Stockholm.
What You Bring to the Role
You Have:
- Post-Secondary Education in Property Management with a Focus on Property Technology or Building Technology
- Many Years of Experience in Technical Property Management for Commercial and/or Industrial Properties
- Many Years of Experience in Technical Property Management on the Procurement/Ownership Side
- Experience in Maintenance Planning and Implementation of Major Renovation Projects
- Worked in Maintenance Systems and Are Familiar with Documentation Management
- Experience in Construction and Facility Work and Understand How Work Environment and Safety Are Handled According to BAS-P/BAS-U. You Preferably Have Completed Training or Certification as BAS-P and/or BAS-U
- Experience Working with the AMA Code System for Underlay in Descriptions, Procurement, and Follow-Up of Contracts
- Excellent Knowledge of Various Contract Forms (e.g., AB 04 and ABT 06) and Experience Working in Procurement Roles Where These Are Applied
- Very Good Swedish Language Skills, Both Spoken and Written
- B Driver's License
Meritorious Experience:
- Experience with LOU/LUF Procurement
- Good Knowledge of Building Legislation, Such as PBL, PBF, and BBR, and Ability to Apply These Regulations in Planning, Implementation, and Follow-Up of Construction and Maintenance Projects
