**About the Workplace**
We are pleased about your interest in becoming a part of Luleå Municipality. With us, you will have the opportunity to work in a stimulating and developing environment, where we strive to provide you with a positive employee experience.
You will be part of a committed, competent, and responsible organization that values you and your skills. Here, you will have the opportunity to develop and grow in your professional role. Read more about our employment benefits and what we can offer you at www.lulea.se/anstallning.
We are currently seeking three team leaders for the property management section, who have a strong interest in operations, maintenance, technical installations, and daily property management.
Together, we are building the future of property management – with knowledge, commitment, and responsibility. As an employee with us, you are an important part of a learning organization where development is at the center. Competence development and clear training paths create security in your work role. You will have the opportunity to grow in your professional role, take responsibility, and be involved in shaping a sustainable and future-proof property management.
**Job Responsibilities**
As a team leader with us, you will coordinate, plan personnel, and lead our property technicians and operations technicians. You will establish training plans and educate our employees in technical areas related to the properties.
The role includes monitoring operations and its regulatory requirements. This involves administrative tasks in our operational system Pondus Pro, the overarching control system Ifix, the energy monitoring system Momentum, and the financial monitoring system Hypergene.
The job responsibilities also include preventive maintenance of property technical installations, assisting with indoor environment investigations, and working on energy optimization. At the same time, you will provide technical support to property technicians and operations technicians with a focus on training.
There may be requests for minor maintenance, service including follow-up on ordered work, as well as purchasing and installation of spare parts and consumables.
**Qualifications**
As we place great importance on the training of our employees, we are looking for someone who is pedagogical and calm, driven by the desire to develop and care for the properties together with your team. You need to be social, pedagogical, flexible, and proactive.
You drive your work independently with responsibility, structure, and attention to detail. It is natural for you to collaborate with your colleagues and build good relationships with those you work with, tenants, and contractors.
You will represent the municipality in many contexts and therefore need to have a professional and service-oriented approach.
We are looking for someone who has:
• At least a high school education with a focus on properties or work experience that we assess as equivalent.
• Good computer skills.
• A valid driver's license (B).
• Experience and good knowledge in at least one of the following areas:
• Heating, ventilation, or cooling systems
• Property control programs
• Energy efficiency and control technology
**Meritorious:**
• Post-secondary education in property management.
• Previous work experience in the operation of properties with modern installation systems.
• Previous experience in team leadership.
**Other**
Selection is ongoing, so do not hesitate to apply today! Testing and probationary employment may occur. We warmly welcome your application.
With us, you have the opportunity to grow. We offer both internal and external training based on your experiences and our future needs.
