About the Role
As Area Manager, you will have overall responsibility for property management in your area – from customer relations and property operations to personnel management, finance, and long-term development. You will be responsible for six property managers, one administrator, and one outdoor environment coordinator. You will work both operationally and strategically to ensure high-quality management, enhance customer satisfaction, and contribute to profitability through effective resource utilization. Botkyrkabyggen continues to grow and is focused on strengthening competencies in property management, maintenance, and climate to create even safer and more pleasant living environments for its tenants. As part of this development journey, they are increasing the number of Area Managers from two to three – and here you have the chance to step into a key role. In this position, you will be an important driving force in shaping and developing the area in line with Botkyrkabyggen's goals, guidelines, and values. You will be part of the management team of the property management department, report to the property manager, and work from the area office in Fittja.
Main Responsibilities:
• Oversee property management in the area – from daily operations to development, investments, and projects.
• Plan, implement, follow up, and develop operations as well as the area as a whole.
• Have personnel responsibility for the area's employees, including work environment and recruitment.
• Exercise property owner responsibility and ensure compliance with all regulatory requirements.
• Manage the area's budget, financial results, and follow up on key performance indicators.
• Ensure high customer satisfaction and safety in the area and work proactively to achieve set goals.
• Drive close collaboration with other areas to ensure uniform working methods.
• Work according to Botkyrkabyggen's processes and routines and actively contribute to developing working methods for increased efficiency and customer focus.
• Participate in strategic development work and contribute to the management team of the property management department.
Who You Are
• University or college degree in urban development, economics, law, or equivalent qualifications.
• Several years of experience in the real estate industry.
• Documented experience in personnel management.
• Strong knowledge of property owner responsibilities, property technology, and property economics.
• Excellent ability to express yourself verbally and in writing.
• Experience in procurement, preferably according to LOU.
• B driver's license.
• Experience from public or municipal housing companies and experience in project management is an advantage.
You are a confident, engaged, and guiding leader who creates structure, participation, and job satisfaction. You communicate clearly, collaborate easily, and enjoy driving both projects, change initiatives, and daily operational issues.
You are business-minded, analytical, and have a good understanding of property technology, law, and economics – and you use that knowledge to create value and long-term sustainability in your area.
