Botkyrka Municipality is the sixth largest municipality in Stockholm County and consists of the districts of Alby, Fittja, Hallunda, Norsborg, Tullinge, Tumba, Vårsta, and Grödinge. Botkyrka Municipality has approximately 95,000 residents and over 6,400 employees. The Department of Technology and Property Management is responsible for the municipality's premises and properties, from planning new construction projects to management and daily operations. We also oversee the maintenance and expansion of water and sewage systems, as well as operational services such as cleaning, grounds maintenance, transport, and vehicle services. Our goal is to build and manage sustainably and climate-smart to ensure a safe and secure environment for the residents of Botkyrka. We deliver high-quality drinking water and focus on environmental issues. We are about 300 employees working in various roles to provide solutions based on citizen needs. The Position and Responsibilities We are now seeking a property manager with a strong financial focus and an interest in strategic property management. In this role, you will work both operationally and strategically to optimize and further develop the municipality's property portfolio. You will have full accountability for your management area and will work daily to ensure a high customer experience of our premises and services. You will be responsible for creating and maintaining good, long-term relationships with tenants and other stakeholders, as well as managing lease agreements and monitoring financial developments. To ensure effective property management, you will collaborate with technical managers, energy engineers, unit managers, and other support functions within your geographical area. You will report to the head of management. Your main responsibilities: • Ensure high customer satisfaction and develop sustainable relationships with tenants • Manage lease negotiations and contract follow-ups to optimize finances and operations • Plan and execute maintenance work in collaboration with the team • Contribute to the long-term value development of the municipality's properties • Report and analyze financial results within the management area. Who We Are Looking For We are looking for someone with a bachelor's degree in public administration or another post-secondary education that the employer deems relevant and equivalent. Other requirements for the position: • Experience in property management or similar roles with responsibility for customer contacts, lease negotiations, contract management, and budgeting. • Experience with LOU (Public Procurement Act) is required for proper procurement management and compliance in the management's purchases. • Experience in financial monitoring. • Experience documenting and communicating in Swedish in professional contexts. • A valid driver's license (B) is required, as the position involves travel within the municipality for site visits, meetings, and collaboration with various stakeholders. We consider it an advantage if you have: • Experience managing and negotiating commercial properties. • Experience in property management within the municipal sector. • Competence in technical systems and IT skills, as well as experience with property management systems. As a property manager with us, you will work in a structured and goal-oriented manner to plan, monitor, and develop your property portfolio. You combine business acumen with good negotiation skills to secure favorable agreements and long-term solutions. You will use your analytical ability to interpret financial data, identify areas for improvement, and make well-informed decisions—even in complex situations where multiple perspectives need to be considered. With a strong sense of service, you ensure that deliveries meet the needs of operations and that tenants experience quality and accessibility. Through your communication skills and social competence, you build trustworthy collaborations both internally and with external stakeholders—relationships that are crucial for effective and sustainable property management.
