Business-Driven Commercial Property Manager - Stockholm

Our client is one of the country's largest housing and property companies with extensive experience in developing and managing both residential and commercial properties. The company plays a crucial role in the city's growth and community development, actively working to create safe and sustainable living and working environments. An employee will be absent for a period, and the assignment aims to hire a consultant who can be responsible for equivalent work tasks during this time. Job Description / Role • Your primary task is to create, nurture, and develop business relationships with commercial tenants, many of whom are large and strategically important actors. • The role requires independence, initiative, and a practical ability to handle operational issues in property management. • You are responsible for incoming customer matters, such as premises adaptations, damage claims, and contract management. • You have financial responsibility for influenceable revenues and costs within your property portfolio. • You will work closely with property leasing agents and ensure the right conditions for new rentals, renegotiations, and transfers. • The role includes acting as a client in premises adaptation projects and conversions, as well as developing decision-making documentation and investment calculations. • Regular customer visits and status inspections are a natural part of the work. • You will work closely with colleagues in leasing, management, and specialist areas such as legal and disturbance management. Purpose and Expected Result The consultant should be self-sufficient and confident in the role of commercial property manager. The goal is to quickly take over relevant areas of responsibility, ensure continuity of delivery, and maintain high quality in customer contacts and business results. Scope The position is estimated to correspond to full-time (approximately 38 hours per week) throughout the assignment period. The scope is a qualified estimate and may be adjusted based on the actual needs of the business. No guaranteed volume can be provided, and delivery will be in accordance with the needs that arise. Mandatory Requirements • At least two (2) years of experience as a commercial property manager, or at least five (5) years of experience in property management with responsibility for commercial premises. • Good understanding of property economics and experience in developing decision-making documentation, investment calculations, and budgets. • Good knowledge of commercial lease law and ability to interpret and apply relevant laws and regulations. • Post-secondary education in property management or equivalent experience.
